How Much House Can I Afford on My Salary in Pakistan? A Simple Way to Set Your Budget

Most people start house-hunting with a price in mind that came from an advert, not from their own finances. It is far safer to work the other way round: start from what you can pay every month without strain, turn that into a budget, and only then look at areas and sizes. The Affordability calculator does this in one step; this article explains the reasoning.

Step 1: find a comfortable monthly payment

Take your household income after tax — yours plus any other earner who will reliably contribute — and decide what share can go to the house every month. Banks cap total loan instalments at a share of income; many families prefer to stay well below that, around 30–40%, so that a missed bonus or a medical bill does not become a missed instalment.

Subtract any existing EMIs — car loans, personal loans, credit card instalments.

Comfortable instalment = income × your chosen share − existing EMIs.

Step 2: turn the instalment into a loan amount

The loan an instalment can repay depends on the interest rate and tenure. Longer tenures let the same instalment carry a bigger loan, but you pay far more interest in total. The formula works backwards from the standard reducing-balance EMI — our home loan guide explains it — and the calculator does it for you.

Step 3: add the savings you can safely use

Keep a reserve — a few months of household expenses — out of the budget. The rest of your savings becomes your down payment.

Budget with finance = loan amount + usable savings.

Budget in cash = usable savings.

Step 4: set aside the costs on top of the price

  • Transfer taxes and fees — FBR advance tax, stamp duty, the society’s transfer fee and commission. See our transfer taxes guide.
  • If building — map approval, boundary wall, utility connections and a contingency. See our construction cost guide.
  • Moving in — furniture, appliances, and any repairs on an older house.

Take these out of the budget before you look at listings.

Step 5: choose how to pay

Step 6: match the budget to a property

With a budget in hand, decide the trade-off between location, size and readiness:

  • A smaller house in a developed area, or a larger one in a developing society.
  • A ready house now, or a plot and construction later.
  • A 5 marla or a 10 marla house — our comparison sets out the difference in cost and space.

Common mistakes

  • Budgeting from the maximum the bank will lend rather than what you can comfortably pay.
  • Forgetting transfer costs and moving costs.
  • Spending the emergency reserve on the down payment.
  • Stretching the tenure so far that total interest is very large.

When you are ready to look, our buyer’s guide to real estate in Islamabad lists the checks to make before paying anything.

Decide a comfortable share for the instalment (for example 30–40%, so PKR 60,000–80,000 a month if you have no other loans), convert it into a loan at your bank’s rate and tenure, and add the savings you can put down while keeping a reserve. The Affordability calculator gives the exact figure.
